Indicative estimate. Booking income is what guests pay. The owner’s net is after platform fees (≈19%, incl. VAT on commissions) and the AirHomes fee (40% of the guest price), before utilities and income tax; on the amount the platforms pay out, this is a split of about 51% for the owner and 49% for AirHomes. Actual results depend on the exact address, season, regulations and condition.
Get a precise assessmentNight limits
A cap on nights? We make the most of it.
Many cities limit how many nights a whole home can be rented each year; in most Dutch municipalities it is 60, 30 or even 15. That need not hold you back: we help you through three routes, and even a single empty room can bring in extra income.
Make every allowed night count
Whether it is 60, 30 or 15 nights, we schedule them on the dates with the highest demand, such as holidays, events and weekends, so every single night earns as much as possible.
Apply for a permit
Want to rent all year? We guide you through the permit your municipality requires for it, such as a permit for commercial short-stay rental.
Rent all year where it is allowed
In some areas short-stay rental is allowed all year, for example many holiday homes and municipalities without a night limit. We find out what applies to your address.
Every empty room counts
Have a spare room? It can bring in extra income as a B&B while you keep living there. Choose a room in the estimator and enter its size: anyone can earn something extra.
